Congratulations on the sale of your property! Brennan Title Company has been engaged to perform the settlement for this sale, and will work diligently toward that purpose over the next few weeks to pull together the information necessary. We will, as part of our services, prepare a HUD-1 settlement statement for the closing, which will list all fees, payments, and pro-rated expenses associated with the settlement of the property. We will coordinate a specific time, date, and location for settlement with all parties involved as soon as possible.

Unless you choose to hire another settlement company or attorney to prepare your deed and related seller documents, obtain the payoff of existing liens and mortgages, verify HOA or condominium dues, and other documentation and information required for settlement, we will perform those services for you.

To that end, would you please, as soon as possible, complete and sign the Seller Information Authorization Form so that we can obtain final loan payoff information from each of your mortgage lenders? We will need the authorization completed and signed for every loan secured by the property being sold, including lines of credit. If we do not have your written permission, settlement could be delayed, as it may prohibit or delay our ability to obtain payoff information from your lender. Also, please print, complete and return the Private Utility and HOA form at your earliest opportunity so that we can prepare your HUD-1 settlement statement pro-rations.

If you do not plan to attend settlement, please inform us immediately so that we can make alternate arrangements.
