Buyers

  • Original, unexpired government ID with Photo (i.e., Driver’s license, Passport)
  • Social Security Card
  • Second Form of ID with photo, if possible
  • We will make every effort to get you a HUD-1 settlement statement in advance of closing, which will show all fees, pro-rations, taxes and other charges and credits associated with the purchase of the property and the closing of the purchase money mortgage/deed of trust. However, because the final figures come from many sources, including your lender, we may not have your final, exact figure until the closing time/date. In this case, please depend upon the loan officer’s “Good faith” figure when determining the funds necessary to close.
  • Please wire funds needed for closing to Brennan Title Company’s escrow account prior to closing, so that all funds are available for immediate disbursement at the time of closing. Please contact the Brennan Office handling your closing for a copy of our wiring instructions.

Sellers

  • Original, unexpired government ID with Photo (i.e., Driver’s license, Passport)
  • Social Security Card
  • Evidence of recent tax payment (if payment was made within the past 30 days)
  • Evidence of recent HOA payment (if payment was made within the past 15 days)
  • Evidence of recent mortgage payment (if payment was made within the past 10 days)
  • Wiring instructions, if we will be wiring seller proceeds to you. Wiring instructions must be to an account held in the same name as the property owner(s)
  • Forwarding address, phone numbers, and e-mail address.

Realtors

  • We will make every effort to get you a HUD-1 settlement statement in advance of closing, which will show the commission and admin fees for each agent, as well as the Earnest Money Deposit amount and holder. Please review this information immediately and contact us if it is incorrect.
  • If your broker is holding the Earnest Money Deposit, please determine whether the EMD amount is in excess of the commission being paid to the broker. If so, please arrange to have the excess deposit WIRED to Brennan Title Company no later than the day before settlement so that all funds are available for disbursement at the time of settlement.
